Craig (Architect) was appointed to look at maximising the space of a converted barn which was situated in a green belt and conservation area. 
 
Craig is a strong believer that, when a project has many stakeholders, it is important to allow a scheme to develop to meet all requirements rather than have a pre-conceived idea of what is to be built from the first site visit. 
 
Through a process of pre-applications and discussions with the local authority, conservation officer and the clients, we developed a bespoke scheme suited to the individual requirements of the client, while also keeping the conservation and planning officers happy. 
 
The extensions were designed in two areas. This kept the historical core of the building on show, but also allowed the extensions to fit seamlessly into the existing layout. 
The new master bedroom suite and utility/larder store are designed to be in keeping with the existing barn, both in scale and materials with the major part of the works focusing on the new dining room. 
 
The new dining room contrasts with the exiting barn and is made with a treated oak frame, with brick reveals and double glazing.

Case Study 2 
Remodelling a family home 
This client family had lived in their 4 bedroom, 2 bathroom home for 18 years, and felt it was looking a bit tired. 
 
They wanted to update their home to better suit their needs. 
 
With three teenagers they felt that their existing layout was inadequate, and while they needed a new kitchen, it might be a good idea to consider some other ways to add some better functionality. 
 
Besides the cosmetic facelift and new kitchen, the living space was a bit cramped, and the client was considering how their large garden might be able to offer the much needed space. 
 
The walls on the first floor were inadequate at providing sound proofing between rooms and there was often a queue for the main bathroom and mum and dad were fed up of sharing their en-suite. 
 
On visiting the property, Julia (Interior Designer) and Jonathan (Landscape Architect) were quickly able to consider the existing layout and come up with some solutions to answer the clients needs. 
 
Together they helped the client explore their budget and what could be achieved. 
 
A design was then drawn up, so that costings could be agreed and, with the aid of Neil (Mortgage Advisor), our clients were able to release equity from their house to pay for the project. 
Solution 
The kitchen and dining room are to be knocked through into one to make an open plan living space with a new kitchen and central island. 
 
Bifold doors would now lead to a covered patio area where the family can now enjoy the new terrace. 
 
The attic was converted into two additional bedrooms with a 'Jack and Jill' bathroom, which allowed the smaller bedroom on the first floor to be converted into back to back en-suites for two first floor bedrooms. 
 
A light and modern garden room was added to give additional secluded living space. 
 
Cosmetic update through to reflect the changing tastes of the family to a more contemporary, light and airy feel. 
 
Rewiring and new efficient boiler were installed to bring the home up to date and increase efficiency.

Downsizing 
Sometimes, as life progresses, you may find that your home is too large, or over too many floors. Many people consider downsizing to make their lives easier, or perhaps to acquire a property with fewer rooms but a more expansive garden. 
 
Similarly, many of our clients have realised that, although they may make changes, they don’t necessarily need to make compromises. Clients like the Allen family. The Allen's had been living in their large family home for 28 years, but with their youngest child having flown the nest, they felt that the house was too large for their needs. 
They initially made the decision to move away from the town centre to somewhere a little closer to the countryside, and really liked the idea of having a large garden to enjoy around their work. 
 
Despite having a very healthy budget, they had not succeeded in finding a property that felt like home. This is where we came in and gave the Allen’s the guidance they needed. 
 
They had previously considered buying a property and making alterations, so Sam, our Construction specialist, met with them to outline a project for the work required. 
 
Sam visited three properties with the Allen’s to see which would be suitable for remodelling into their perfect property. 
 
Once their new house was chosen and the purchase was under negotiation, Sam created a brief for Mr and Mrs Allen, and introduced Craig (our Architect) and Jonathan (our Landscape Architect) to develop the project plans. 
 
Whilst planning permission was going through approval, Neil (our Mortgage Adviser) was on hand to secure a great rate on a mortgage for the property and the purchase completed.

Solution 
The brief was an extensive redesign and rebuild of the entire property layout, giving three good sized bedrooms, one of which was set up as a chic home office, and two beautiful living rooms to create a more flexible living space. 
 
All-new windows and doors were installed, along with a full rewiring and a new boiler and heating system, bringing the property up to date and making it much more energy efficient. 
 
The potential of the cramped loft rooms was released by extension into a large rear dormer, granted under permitted development, and a new front dormer was also added with full planning permission, supplying essential light and space to the master bedroom. 
 
A stunning handmade kitchen was designed and installed, bringing real luxury to the central space of the property. 
 
The whole of the interior was redesigned and redecorated, including both hard and soft furnishings, to reflect the changing tastes of the family to a more contemporary, light, and airy feel. 
 
The brief also called for a new front porch to be added, and included a full garden design, which updated and transformed the outside space of the property with planting and hard landscaping. 
 
The design created a seamless transition from the inside to the outside spaces of the property. 
 
Mr and Mrs Allen were able to move into their new home once the work was completed, and are very happy there.

Case Study 4 
Bungalow Refurbishment 
In 2017 CROE Architects was appointed to take over a project of a bungalow refurbishment.  
 
The client had achieved planning permission through a previous architect, but due to the drawing style was unsure what was designed and how it would look when built. 
The original bungalow was a dark and drab 1960’s 3 bedroom home, in major need of TLC. 
 
Through our computer modelling software we revealed what the scheme would look like in 3D.  
 
This informed the client that they were not getting a contemporary design as first thought, and decided then on a complete redesign. 
 
By using a combination of 3D computer software we was able to convey the design and concept of our scheme using 3D visuals rather than the traditional 2D line drawings. 
 
After having the scheme signed off by the clients, planning permission was achieved in early 2018, we were instructed to provide all necessary building information and was retained during the building process. 
Solution 
Our proposal was to replace the garage with a new side extension, and introduce a new front extension that allowed us to remodel the interior while also making it light and spacious. 
 
The side extension created a large kitchen diner with access to a kitchen terrace overlooking the countryside below, while the front extension allowed us to create a large lounge again with great views.  
 
This front extension allowed us to re-organise the front entrance with a cantilevered canopy providing a strong visual element that helps define the main entrance of the home while also provide shelter from the elements on the lounge terrace. 
 
All other rooms were re-organised to provide 4 double bedrooms, two bathrooms and one dressing area while we also created a snug / office of the main living space. 
 
The project was completed in the summer of 2020.
